What does "100% Satisfaction Guarantee" really mean when comparing for sale by owner services? The answer may surprise you. Before listing your property on any website, it is important to really READ and understand what promises are or are NOT being made by these services. We have removed company names but the pages are easy enough to locate.
Example #1:
"After 30 days if you feel that the For Sale By Owner process is not going in the direction that you want or need, we will find you a trained and certified Real Estate Agent who can help you get your house sold. Once this referred agent (must be referred by xxxxxx.com) sells your house you will be refunded the money paid to xxxxxx.com up to $1000.00, guaranteed."
Example #2:
"If you decide you don’t want to sell "For Sale By Owner" anymore, we’ll connect you with a top real estate agent in your area. Then, once your home sells, we’ll refund any fees you paid to us."
WHAT? Why would a company 1) assume you're not going to be successful? and 2) why are they passing you on to a real estate agent if you are dissatisfied with the service? What is really going on?
The truth is that many for sale by owner services don't operate independently. They are lead generators for other businesses. They may be owned by companies who want access to you or your buyers -- mortgage companies and yes, real estate companies that have affiliations and preferred alliances with agents or products also farm leads from these kinds of websites.
